Market prices do not always cover the same work. One rate may include products and VAT. Another may cover only the finish coat. Ask for a clear written scope and the total cost upfront.
What is normally included?
A standard price may include labour, plaster, mixing, normal masking and cleanup. It may also include a basic primer. This is not automatic.
The quote should name the product and number of coats. It should also state if corners, window edges and the base of the wall are covered.
What is often excluded?
Scaffold, deep cleaning and removal of loose plaster are often extra. The same applies to deep cracks, damp treatment and building work.
Paint may also be extra. Some outside renders have a colour finish and need no paint at first. Others need facade paint after curing.

Basic price per square metre
For a sound wall with good access, €30 to €65 per m² is a useful start. You can expect to pay near the low end for a simple base with little prep. The high end can cover more detail or a finer finish.
A small wall may cost more per m². Travel, setup, masking and cleaning still take time. A plasterer may use a base price instead of a low m² rate.
Full-project price per square metre
A full budget is often closer to €45 to €90 per m² when normal prep is needed. This range can cover the main plaster work, cleaning or primer and a full finish.
It does not cover large cracks, damp work or full removal of the old layer. Those items need their own check and price.

Measure wall width by height. Add each wall section. Take out only the openings agreed by the plasterer. The area being plastered should appear in the offer. Window edges and corners still need skilled work.
Example calculation for 50 m²
For 50 m² of outside wall:

Cement-based exterior plaster

Smooth exterior render

A facade quote often joins several costs. The cost of plastering depends on the size and build-up. Ask for enough detail to see why two totals differ.
Labour cost
Labour often covers setup, mixing, laying the plaster, levelling and finish work. Outside work also needs dry weather and time on the scaffold.
For small or unclear work, a plasterer may charge about €40 to €65 per hour. A fixed facade price is often easier to compare.
Material cost
The product line can include primer, base coat, mesh, corner beads and finish plaster. A colour or special product costs more than a basic cement coat.

Plastering an eligible Dutch home more than two years old can fall under 9% VAT. The low rate can cover the plaster work, needed prep, pre-treatment and products used by the plasterer.

When can 21% VAT apply?
Work too far from plastering can stay at 21%. This includes building plasterboard walls, tiling and laying floors. An insulation job may also need split VAT lines.

Does the home qualify?
The home must meet the age and use rules. The period often starts when the building was first used as a home.
Check the official rules for homes older than two years when the building is new, mixed-use or not a normal home.
Do you need a permit?
Normal upkeep does not always need a permit. A new facade look, work on a monument or use of public space can trigger local rules.
